What We Offer

Our core focus is to identify and develop projects that offer unique and affordable housing design. We aim to engage with land and property owners at the earliest possible stage to help shape the vision and maximise the potential of a project.

We look at all types of land and property deals to create exceptional projects, this will include;

  • Green field sites

  • Single or multi dwelling sites with land or large gardens

  • Agricultural land

  • Brownfield sites and

  • Commercial sites.

  • Derelict buildings

  • Old farmhouses etc.

Each Project is different so we tailor our solutions to meet your needs. We can negotiate outright land purchases, use land option agreements, profit sharing and fixed fee services to deliver projects.

Our Process

Identify potential

We identify locations that have high development potential, and offer opportunity for creative design of new projects.

Agree Terms

You’re part of the process. We propose terms and outline our vision for the parcel of land. - If agreed, we enter into contract to progress with the project.

Plan with Purpose

We move forward with design and planning, to create a bespoke development opportunity that fits with our shared vision. We engage all necessary parties to get planning approval.

Success

When planning approval is gained we look at options to progress the development inhouse or engage with partners to deliver the construction of the project

  • Land Option Purchase

    An agreement for the buyer to purchase land within a set timeframe, normally 5 years. The agreed price will normally be above market value due to the longer duration of the agreement.

  • Profit Share

    Both parties agree terms to deal with costs and progressing the project to maximise value. An exit strategy is agreed at the outset and profit split agreed. This could result in anything from a 50/50 to 80/20 split in favour of the landowner.

  • Fixed Fee services

    An upfront fee is agreed and contract signed detailing the services to be offered to maximise property value. The fee is normally agreed based on assumptions of what the sale price of the land would be with full planning permission.
